Message:	<p>As a Realtor, I wanted to state my strong objection to any increase in the local transfer or recordation taxes as we have heard you are considering. As business people, Realtors understand the County’s need for revenue. But we believe that it is patently unfair to tax any small select group of citizens for things that benefit our County as a whole. </p> <p>Adding to the already burdensome taxes and fees that must be paid by purchasers, sellers and those refinancing real property is simply too much. If there is need for more revenue, then add to the county property or income tax rate so that the burden is appropriately spread across a broad portion of the citizenry. </p> <p>Please note that only 6 Counties have recordation taxes of $10 per thousand (as we have heard some of you are proposing). The rationale that such an increase will “bring us in line” with other counties could not be further from the reality on the ground. Of those 6 counties – 4 of them have zero local transfer tax- a fact you simply can’t ignore if you subscribe to the “bring us in line” theory. The only 2 that have both a $10 recordation tax and a local transfer tax are Caroline and Dorchester – counties with dramatically lower land values and thus ones where a higher fee is not as significant as it would be in Queen Anne’s County. According to the SDAT website, Queen Anne’s County is already collecting dramatically more total dollars from recordation tax than either Caroline or Dorchester so if bringing us in line is the goal, our recordation rate should be reduced!</p>
